Alterations & Additions

Apartment Block

Clifton, Cape Town

Brian Bernhardt Architects

The project involved extensive alterations and additions to an existing eight-storey, west-facing apartment building, transforming it into four exclusive residences with a contemporary architectural character suited to its coastal setting.

To retain the property zoning rights, the rear portion of the building was preserved while the front section was demolished and reconstructed using terraced concrete platforms supported by a reinforced beam-and-column structural system.

Carefully positioned aluminium sliding doors and windows maximise natural light while maintaining privacy from neighbouring properties. Projecting aluminium pergolas with vertical shade blinds protect the residences from the western sun. Angled aluminium screening enhances both solar shading and the building architectural expression.

Each apartment incorporates underfloor heating, individual heat-pump water heating and air conditioning. A central inverter and battery-storage system provides backup electrical power to the building.
